“The Hundred of Kuitpo is in the County of Adelaide and is located in the Mount Lofty Ranges about 20 miles south-east of Adelaide on the south-eastern side of the River Onkaparinga. The principal townships in the area are Meadows, Echunga, Kangarilla, and the potion of Hahndorf on the south-west side of the main Mount Barker Road. The townships of Clarendon and Mylor adjoin the north-western boundary, being situated on the site side of the River Onkaparinga.
The basic principle underlying the value of land is the use to which the land can be put, and the extent by the type of soil. In consequence, a soil survey, when used in conjunction with the other factors affecting value, is essential for the valuation of land for assessment purposes, it being a fundamental means whereby each and every property can be valued on an equitable basis in relation to all other properties in a given area.”
